Inception
This is the initial phase where the client’s needs are identified, a project brief is developed, and a feasibility study is conducted. Here, we will help define the project’s scope, budget, and timeline.
Concept & Viability (Concept Design)
We’ll create preliminary design concepts that align with the client’s vision and regulatory requirements. This stage includes site analysis and the exploration of different design options, ensuring the project’s viability.
Design Development
The approved concept is developed into a more detailed design, including technical aspects. We’ll start to collaborate with other consultants (e.g., structural engineers) to refine the building’s form, materials, and systems.
Documentation & Council Submission
Before construction can start, council approval is required. We finalise plans, sections, elevations, and any other documentation required for building approvals. These documents ensure compliance with local regulations. The drawings are finally submitted to the local authority (Council) for approval.
Procurement & Tender Drawings
This phase involves preparing detailed technical drawings, schedules, and specifications needed for construction. Once the documentation is complete, the focus shifts to procurement. This involves preparing and issuing tender documents to contractors, obtaining bids, and assisting the client in selecting a contractor. We will help evaluate tenders and negotiate contracts, ensuring the chosen contractor is well-suited for the project and that the pricing aligns with the project budget.
Construction
During the construction process, we will provide oversight to ensure the building is constructed in accordance with the design. Regular site inspections, progress reviews, and quality control are part of this phase as well as managing the contract with the construction company.
Close-out
The project is finalised, and we’ll assist with inspections, ensuring all work is completed to the required standard. The building is handed over to the client, along with final documentation like occupancy certificates, as-built drawings, and warranties.
